3. After selecting the best marketing plan for your property we determine the approximate cost of each item on the list and come with a budget.

 

4. We will sit down with you and discuss every item on the list and the cost of them.

Depending on how fast you want your property sold. You have the option to choose between three packages, depending on the cost and the amount of marketing tools and avenues you choose to use.

Luxury Marketing “Tier I”

 

·         Marketing consultation meeting to include pricing recommendation and marketing recommendations. Creating of a “property positioning statement” to help identify target prospect groups. Provide Realtor staging recommendations.

·         Place your home in the local/regional multiple listing system (MLS) with multiple photographs.

·         Planting a “for sale” sign in the yard with a website rider if allowed and if appropriate. Placement of a brochure box on property (if appropriate) with information sheets.

·         Add property listing on www.Realtor.com

·         Placement of Property in www.WorldProperties.com

·         Placement of your property listing on company’s website www.glfproperties.com.

·         Professional Photo-shoot of exterior views, key rooms, and special features.

·         Creation and reproduction of full color property brochure.

·         Creation and reproduction of mini-brochure cards - 200 of these will be provided to the seller.

·         Creation of Property Postcards for mail-out.

·         Email color digital flyer to GLF Properties database of a select group of local and international luxury agents and companies.

·         Email color digital flyer to GLF Properties database of a select group of clients.

·         Email color digital flyer to a targeted database in main market-feeder regions.

·         Create an electronic property brochure book to include photos and description of home, area information, school info, neighborhood or building covenants and restrictions (or relevant documents), utility costs, property vendor lists, and other information as agreed upon by seller. This property brochure book will be available to prospects or agents for their review.

·         We offer bi-monthly reports on market activity in the relevant area and price point or we customize our market reports according to your preferences.

·         We compile follow-up reports for showings.

·         We host a “broker open” event for local agents.

·         We work with seller to create a room-by-room showing guide.

·         If necessary, we implement additional customized marketing initiatives for the property.

·         GLF Properties representative will attend closing.

 

Fee Allocation:

Selling Side: Three percent professional fee paid to selling brokerage firm/agent.

Listing Side: Three percent professional fee allocated to marketing costs and to listing brokerage firm and GLF Properties for professional services. 


Luxury Marketing “Tier II”
(in addition to the above services)

 

·         Creation of a specific website for your property.

·         Place a website sign rider on your yard sign.

·         Have professional still photography done for the home.

·         Provide one hour consultation with a professional stager selected by Realtor.

·         Coordination of “sale ready” seller-paid “Incentive” to the prospective buyer to maximize property marketability and speed the closing process (to include: pre-appraisal, pre-marketing home inspection, needed repairs, offers two hour consultation with decorator for home buyer).

·         Coordination of a seller-paid “Bonus” to the selling agent to maximize property marketability and speed the selling process.

 

Fee allocation:

Selling Side: Three percent professional fee paid to selling brokerage firm and agent.

Marketing Side: Two percent professional fee allocated to marketing costs.

Listing Side: Two percent allocated for professional services delivered by brokerage firm and GLF Properties.

 

Luxury Marketing “Tier III” (in addition to all above services).

·         Implement additional marketing budget for customized print, PR, video, event or Online promotion.

·         Incentive offered to selling agent/firm.

Fee allocation:

Selling Side: Three percent professional fee paid to selling brokerage firm and agent.

Marketing Side: Two and one-half percent professional fee allocated to marketing costs.

Listing Side: Two percent allocated for professional services delivered by brokerage firm and GLF Properties.
